LandVest, Inc. has been retained by Hancock Natural Resource Group in the sale of the Coosa Timberlands in Georgia and Alabama. Totaling 11,213± acres, this portfolio of tree farms represents a wide and diversified geographic footprint. Generally located along the Georgia-Alabama state line, the properties average 60-70 miles from downtown Atlanta. These are well-stocked, quality plantations with immediate cash-flow opportunities from intermediate stand thinnings and final harvest selections. Previously managed as strategic timberlands for Temple-Inland's mill in Rome, Georgia, these properties were part of the Forestar spin-off before being acquired by the current owner in 2008. Coosa has been managed as high-yielding pine plantations for the past three decades with an emphasis on growing large-diameter pine sawtimber. Approximately 70% of the acres are committed to pine plantation with the balance in natural mixed-hardwood, game openings, and non-commercial areas.
