Spectacular sunsets, privacy, and tranquil days await you at this impressive kingdom lakefront property on 11-mile-long Sebec Lake in central Maine. This 71±-acre property is highlighted by the bold cliffs of Canoodlin Point that makes up a portion of the impressive 1000± feet of shoreline and offers magnificent views of both the sunrise as well as sunset with Borestone Mountain in the foreground, as you celebrate another day on the lake. Few properties offer this unique feature that will serve as bookends to the endless activities that life on Sebec lake offers. Here you are likely to see moose, deer, and hear the call of loons or spend your days relaxing in the sun. A deep water dock that sits in a protected cove is a perfect spot for swimming and can accommodate a float plane or watercraft, and opens up a world of fishing, exploration, nature observation, or perhaps a short paddle (or boat ride) across the lake to Peaks-Kenny State park, where numerous hiking trails await the avid hiker. At night a firepit with seating out on the point is a great way to end the day. Deeded as three separate lots (20± acres, 10± acres, and 41± acres), Canoodlin presents to buyers a myriad of options for the property.
The cottages: Two fully furnished cottages on the property provide plenty of room for extended family or guests. Both cottages also have strong rental history for those who wish to earn extra income. The main cottage built in 1990 is a seasonal rustic Maine lake cottage accented with knotty pine walls, ceilings and floors. The first floor consists of a large open kitchen and living room area that opens to a front deck with wonderful views of Canoodlin Point and beyond. A large screened porch along the west end of the cottage features incredible sunset dinners. A TV room and a bedroom with one shared bath completes the first-floor design. On the second floor a large master bedroom with a full bath offers views of the lake and is complimented by two additional bedrooms with a shared full bath.
The guest cottage built in 1995 is fully insulated and offers one floor living. A large open kitchen and living area features two large bedrooms with private full baths on each end of the cottage, providing additional private living space for friends or family. A deck and screened porch on the west side of the cottage offers the same magnificent sunset views the main cottage offers. A walkway that extends out to a small viewing deck is a great place to sit and reflect as a magnificent sunset closes the chapter on another day on the lake
Location: Sebec Lake is located roughly 50 miles from the Bangor International Airport. The lake is 11 miles long and about 2 miles wide at its widest point and consists of 6800 acres. The average water depth is 42 feet, and 155 feet at its maximum. With many sources of water feeding the lake there is always a constant turnover of the water which accounts for its above average water clarity compared to other Maine lakes. Fishing is excellent with a variety of fish including smallmouth bass, brook trout, salmon, lake trout, pickerel and white perch. For hikers and campers Peaks-Kenny State Park is just across the lake, while Baxter State Park and Gulf Hagas is only an hour drive.
